    Abstract: 傳統的都市地租理論,都在沒有管制的假設下,認為土地使用的競爭源於各種活動對可及性的需求。但隨著人口與經濟活動的成長,加上土地有限,一都市的地價上漲乃成為必然的現象,其直接的反應,即為建築物的高層化。鑑於這種垂直的都市發展愈來愈重要,三度空間的利用益形複雜,一般區位理論已不足以說明此種空間使用型態。而往昔討論高樓的題目,僅注意到興建高樓的經濟性,卻從未討論過使用型態的問題。
