    Abstract: 房屋貸款契約選擇一項是房地產金融的一個重要研究課題。近來,我與Professor Sa-Aadu 共同完成了一篇文章,“Mortgage Contract Choice Decision in the Presence of the Balloon Mortgage”,主要是在討論在傳統的固定利率及浮動利率契約中加入一個新的契約,氣 球型房貸時,借款人的選擇行為分析。這篇文章已投稿至Journal of Real Estate Finance and Economics. 上述文章已針對新的貸款契約加入對借款人選擇行為的影響做分析,然而近年來有許多 新奇的貸款契約紛紛被提出,尤其是附支付選擇權的浮動利率貸款契約,非常受到市場 歡迎。 到底哪些借款人會選擇這種契約,而他們的選擇是否正確,這些問題都沒有被討論過。 我將延續Chiang and Sa-Aadu 所提出的選擇模型來針對附支付選擇權的浮動利率貸款契 約做探討。 我要討論出誰,以及在何種情形下,借款人會選擇這種契約。尤其是這種新期契約實際 的風險非常高,到底借款人的選擇對不對,也是我要討論的重點。
    Mortgage choice is a very important research topic in real estate finance literature. I have completed a paper, titled “Mortgage Contract Choice Decision in the Presence of the Balloon Mortgage” and have submitted this paper to Journal of Real Estate Finance and Economics. Recently, mortgage menu has changed a lot to include so many exotic mortgage contracts. Especially, pay option adjustable rate mortgages (ARMs) have become a very popular choice among home buyers. Why and which types of borrowers may prefer this kind of new mortgage to those conventional loans is an issue needed to be investigated. In this project, I plan to discuss how borrowers choose pay option ARMs from a mortgage menu including, pay option ARMs, balloon mortgages (BMs), and fixed rate mortgages (FRMs).
