    Title: Taiwan-REITs成功的關鍵在流動性

    Abstract: 本文以完美市場(perfect market)的觀點出發,看台灣不動產投資信託(Taiwan-Real Investment Trust, REITs)市場建立後,如何強化市場流動性?本文就可能影響Taiwan-REITs流動性的因素提出探討,其影響因素分別有供給增加、需求提昇、資訊揭露、交易市場、資產品質提昇、發行金額、交易成本、及降低風險等。從此些因素分析中,我們發現唯有流動性提昇才能促成不動產投資信託在台灣的成功。而要增加Taiwan-REITs的流動性,必須降低門檻、擴大參與、發行金額不宜太小、宜在集中市場上市買賣、標的資產不宜分散及要強制資訊揭露。
