    Abstract: 利用預售屋房價、平均每戶可支配所得、貨幣供給量對租金的關係衡量臺灣地區及臺北市房地產泡沫的情況,以及個別影響的程度。實證結果顯示在2000年第一季到2011年第四季的期間裡,臺灣地區和臺北市皆存在房地產泡沫。
    接著,繼續探究出所得和貨幣供給量是臺灣地區和臺北市泡沫生成的因素之一,只是影響的程度有些許不同。從購買力來看,對所得推估之房價與租金比做單根檢定,發現臺灣地區及臺北市皆存在房地產泡沫,說明平均每戶可支配所得是房地產泡沫生成的因素。再考量資金流量的觀點,對所得及貨幣供給量推估之房價與租金比做單根檢定,發現臺灣地區及臺北市也是存在房地產泡沫的情況,不過由於臺北市位處經濟交易重心,資金流動大,所以貨幣供給的多寡對房價影響也相對較大。
    由此可知,高房價來自於所得和貨幣供給的影響。不過所得的上漲源自於經濟成長的幅度,是整體社會發展的成果。至於貨幣供給則是政府可以控制的手段,透過調整重貼現率以及公開市場操作等方法可以加以刺激或抑制價格的波動。
