    Title: 綠建築對不動產價格之影響
    The Study of Green Building on Real Estate Price

    Abstract: 二十世紀以來,全球環境逐漸惡化,綠建築研發逐漸成為國際間關切的議題。近年來國外已開始有文獻研究綠建築對房價的影響,發現綠建築會增加其不動產價值,然而,台灣綠建築至今已發展一段期間,但其與房地產價格的之關係並不明朗,且國內缺乏相關研究。

    本文以民國97年至民國101年臺北大學特定之成交資料,運用特徵價格模型分析綠建築標章和綠建築特色對房價的影響。研究結果顯示,隨著房價越高, 綠建築標章對價格影響越大;部分綠建築特色對房價有顯著影響,其中維護頻率低的設備對房價有正面影響,維護頻率高的綠建築特色會對房價有負面影響;因房價越高,綠建築特色設備品質越好,所以維護頻率高的設備對案例的折價影響力也越少。

    本文進一步對民眾進行認知之問卷調查結果顯示,綠建築標章在價格中影響不顯著,但有無綠建築特色對房價較具影響力的,此結果與實證結果相呼應。本研究成果分析綠建築對不動產價格影響之內涵,有助於增加社會大眾對綠建築的認知,讓開發商了解哪些綠建築特色影響房價程度較高,同時政府亦可藉此了解哪些綠建築特色需要加強推廣,期待未來綠建築得以在台灣蓬勃發展,對房價的影響亦可趨明朗化。
