    Abstract: 消費者購買房地產一般是透過房仲及代銷業者,提出需求與預算後由業者介紹手頭現有物件做選擇。本篇文章從消費者角度切入,以滿足客戶需求為優先,同時採用實價登錄交易數據及不斷優化的模型以預估符合市價的房屋價格,如此一來更能夠讓消費者買到心中理想的房地產。
    Consumers typically purchase real estate through real estate agents . After stating their demands and budget , these agents introduce available properties for consumers to choose from . This paper takes the consumer’s perspective , prioritizing their needs while leveraging transaction data from actual price registration and continuously optimized model to forecast property prices aligned with housing market . Therefore , consumers can purchase ideal real estate more effectively .
