    Abstract: 在台灣競爭激烈且波動頻繁的房地產市場中,中型建商如A公司,面臨著資源管理和營運效率的多重挑戰。本研究聚焦於A公司如何透過與大型建商H公司建立的投資合作案,優化資源配置,提升市場競爭力。H公司作為一家專注於大型建案的上市公司,透過其資本優勢與市場影響力,為A公司在中型建案項目上提供支持,包括資金、供應鏈穩定性與品牌背書。A公司藉此合作,在土地取得、融資成本與建材採購上,獲得了顯著的優勢,能以較低的利率取得貸款,並享有建材批發價格的優惠。這種資源共享策略幫助A公司在中型建案市場上脫穎而出,同時保持靈活性與專業性,專注於中型建案的高效開發與銷售。本研究採用EMBA所學的理論與比較分析,深入探討A公司如何透過H公司的資源優勢,提高資金周轉效率、控制開發成本,並在銷售和交屋階段提升客戶滿意度。研究結果顯示,透過策略性合作,A公司能在台灣房地產市場的波動中保持穩定成長,並在與同規模競爭者的比較中展現顯著優勢,H公司也在此合作模試中可以最大化其投資報酬率。本研究為中型建商提供了一套資源整合與風險管理的實證分析,為其他中小型建商如何在市場變動中實現穩定增長提供了有價值的參考。
    In Taiwan's competitive and volatile real estate market, mid-sized developers like Company A face challenges in resource management and efficiency. This study examines how Company A partners with the publicly listed Company H to optimize resources and enhance competitiveness. Through this collaboration, Company A secures lower financing costs, bulk material discounts, and stable supply chains, leveraging Company H’s financial strength and market influence.
    This partnership enables Company A to excel in mid-sized projects, maintaining flexibility and expertise while focusing on efficient development and sales. Using EMBA frameworks and comparative analysis, the study highlights how Company A improves capital turnover, controls costs, and enhances customer satisfaction. The findings show that this strategic collaboration supports steady growth amidst market fluctuations, giving Company A a competitive edge while allowing Company H to maximize its ROI. This analysis offers valuable insights for mid-sized developers navigating dynamic market conditions.
