    Title: 共同居住空間使用者需求特性之研究 -以臺北都會區為例

    Abstract: 大都市的房價、租金水準提高,使得居民負擔高居住成本,卻仍難以取得良好的生活空間。隨著社會上工作型態的變遷,共同工作空間(Co-working Space)及共享經濟時代的崛起,共同居住空間(Co-living spaces)這種新型態的商業模式遍佈世界各大城市。國內亦興起以共同居住為概念之租屋空間,有鑑於國內共同居住空間尚屬於較新之議題,以使用者需求面向切入,相關研究仍付之闕如,本研究藉由國內外文獻、案例與共同居住空間相關理論與研究,歸納以成本考量、設施設備、附屬條件、區位條件等構面進行分類為影響共同居住空間需求行為四大面向因素。

    其次,針對大臺北都會區使用者進行問卷調查,瞭解使用者對於共同居住空間的體驗、偏好和社會經濟背景,根據問卷結果進行敘述性統計分析,運用重要─表現程度分析法(IPA)為潛在的改進順序提供參考。後續藉主成分分析法(PCA)將問卷資料進行縮減與重組,再以二元羅吉特模型探討影響使用者續租意願、推薦意願。經研究結果顯示,使用者續約意願比例極高,故無法從模型判斷變數對於續約態樣之影響。推薦意願之實證結果,主觀因素方面為「空間機能」、「區位條件」與「附加設備」;客觀因素方面包括「月租金」、「便利性設施規劃」與「日常性設施規劃」,在社經背景方面則未有顯著變數。綜合營運者的訪談結果,結合建構共同居住空間使用需求模型,歸納大臺北都會區內共居空間之發展課題並提出建議,相關資訊可作為經營者在未來拓展市場或是吸引不動產開發業者、投資者或是政府單位作為參考。
    Housing prices and rents in metropolitan areas have risen, making it difficult for residents to afford high living costs, but it is still difficult to obtain good living space. With the change of work patterns in society, the rise of co-working spaces and the sharing economy, co-living spaces are a new type of business model that has spread all over the world. In view of the fact that co-living space on the island is still a relatively new issue, and there is still a lack of relevant research on the needs of users, this study summarizes the four major factors affecting the demand behavior of co-living space by classifying the aspects of cost considerations, facilities and equipment, ancillary conditions, and location conditions as the factors affecting the demand behavior of co-living space through domestic and foreign literature, cases and related theories and researches on co-living space.

    Secondly, a questionnaire survey was conducted on users in the greater Taipei metropolitan area to understand their experience, preferences and socio-economic background of co-living space, and narrative statistical analysis was conducted based on the questionnaire results, and the importance performance analysis (IPA) method was used to provide a reference for the potential improvement sequence. Subsequently, the questionnaire data were reduced and reorganized by principal component analysis (PCA), and then the binary Rogit model was used to explore the influence of users' willingness to renew the lease and the willingness to recommend. The results show that the proportion of users' willingness to renew is very high, so it is impossible to judge the influence of variables on the renewal status from the model. The empirical results of the recommendation intention showed that the subjective factors were "spatial function", "location conditions" and "additional equipment", while the objective factors included "monthly rent", "convenience facility planning" and "daily facility planning", but there was no significant variable in the socio-economic background. Based on the results of the interviews with the operators, combined with the construction of the demand model for the use of co-living space, the development issues of co-living space in the greater Taipei metropolitan area are summarized and suggestions are put forward, and the relevant information can be used as a reference for the operators to expand the market or attract real estate developers, investors or government units in the future.
