Title: | 危老重建風潮下房仲業營運策略之探討 -以某個案為例 THE STUDY OF OPERATING STRATEGY FOR REAL-ESTATE-AGENT INDUSTRY IN THE DANGEROUS-OLD RECONSTURCTION TREND – BASE ON A CASE |

Abstract: | 本研究的進行,乃因於當前政策面與需求面的因素,以致房地產的改建受影響,亦使與房地產息息相關的房仲公司面臨政策種類與需求劇增的考驗。為克服此波的衝擊,並為後續發展奠定基礎。因此,許多房仲公司紛紛發展其營運策略。然而,營運策略,絕非只是轉考量一兩項環境的變化即可稱為營運策略,其實不僅要考量當前的外部環境的變化,還要探討內部的資源能力,才能永續成長。所以,本研究不僅針對營運策略與相關層面進行文獻探討,並從個案公司現況、產業結構、營運資源能力等三方向進行分析,以期萃取重要的關鍵要素,而期益於個案公司的營運策略的訂定與貫徹,進而促進整體營運成長之目的。經由本研究的進行與完成,本研究提出如下四點結論:1.團隊能力漸入佳境2.突發疫情影響發展3.危老成案亟需政府4.迎接危機創新契機。並且,對於個案公司與未來研究,亦提出如下的建議:個案公司的建議-1.增加風險的預估彈性與克服方案2.增加與住戶未來相見或合作空間。未來研究的建議-1.研究資料的增加2.研究方法的改進3.研究方向的拓展。最後,希望上述之結論與建議,一方面可供學術探討與企業實務相關的參考,二方面亦期利於房仲業建立營運策略。 The study was carried for the current policy and demand factors, then the real estate reconstruction was affected, they had to face the challenge of the policy and soaring-demand. In order to overcome the impact of the wave and build a foundation for the subsequent development. As a result, many real estate companies have developed their operation strategies. However, the operation strategy is not only to consider one or two environmental changes, then it can be called the operation strategy. In fact, it is not only to consider the current external environment changes, but also to discuss the internal resource capacity for sustainable growth. In the way, the study was invested to the operation strategy and the related aspects of literature-review, and analyzed the case current conditions, industrial structure, operation resources. We expected the study help to extract important key elements and be beneficial the operating strategy of the case. To finish the study, we got the following conclusions & suggestions: Conclusios-1. The team`s ability is gradually improving; 2. The sudden epidemic affects the development; 3. The crisis needs the investment of government. 4. To transform the crisis to opportunities. Suggestions-For the case: 1. To increase the flexibility of risk assessment and the solution; 2.To increase the communication of customers. For future research: 1. Increase of research data 2. Improvement of research methods 3. Expansion of research direction. Finally, we hope above conclusions and suggestions to be provided a reference of establishment the operation strategy for the academic & business fields. |
