    Abstract: 都市擴散(urban sprawl)是一種不連續的都市成長現象(Mills, 1981),然而此種都市發展對都市結構之影響目前並無定論,且過去之研究大都以實證研究為主(Peiser,1989; Schmid,1968; Ohls and Pines,1975; Ottensmann,1977)。因此,本研究從理論分析,根據過去之研究,提出應用Mills(1981)的不連續發展模型及Liu(1988)及Grimaud(1989)的密度模型,建立一個完全預知下兩階段之單核心都市擴張模型以探討都市擴散對地價、密度之影響。結果發現,第二期的樓地板租金、密度、及地租水準均大於第一期的水準。當預知都市成長愈快時,愈多的空地將會在第一期保留下來,以作為第二期之使用,而使得都市範圍擴大,因而造成地租、家計單位的薪資及產品價格的上升。此外,都市範圍、兩期住宅居住成本、第一期的薪資及當地生產之消費財價格將隨著折現率的上升而減小;而第二期的樓地板租金及運費之成本、薪資及當地生產之消費財價格,將隨著折現率的上升而增加。
