    Abstract:   住宅購買佔了一個家庭相當部分的收入,且由於價格高昂,購買者被認為會以較謹慎的態度來找尋相關資訊以作決策;但另一方面,住宅市場的異質性卻又使得購屋者難於作最後的決定,尤其在台灣,相對其他各國較為高昂的房價及預售屋市場,購屋決策過程也會顯得複雜許多。在回顧相關文獻當中,住宅經濟學從家戶與住宅屬性的關聯來觀察住宅選擇行為;而在消費者行為學中發展出許多模式來解釋購屋行為,研究者也多用生活形態與購屋類型作相關研究。尚未有從購屋過程中的家庭成員間、家庭成員外、社會等互動的過程影響購屋決策的研究。
      本文使用質化方法訪談十六個住處不同家庭生命週期的購屋家庭之主要成員,從購屋動機、購屋過程及最後購屋決定的訪談中得出家庭在做出購屋決策的豐厚過程。購屋不僅滿足家庭成員的住宅需求,並在選擇過程中經由與家庭人員間衝突的協調、親友的協助以及對於住宅市場的認知而完成決策,此外社會風俗觀念也深深左右購屋決策。此初步結果可供後續有志之學者深入研究。
      The house purchasing expense accounts for the most part of the family expenditure. And also as the expensive property of house, purchasers are thought to be more careful in searching information when buying a house. But in the other hand, due to the different property, it will bed ifficult to make the purchasing choice than other goods. Especially in Taiwan, because the higher price and pre-sale housing market exit, people in Taiwan will face a more complicated decision conditions. Reviewing the research of house purchasing behavior researches, housing economics studies the housing select behavior from the household decision and the house attribute. In consumer behavior study, researchers develop many models to explain the purchasing behavior. Some researchers in Taiwan use life styles and house purchasing types trying to classify different house purchasing behaviors. But even now, there have not been any researching about family members, related relatives and friends, and social custom, these categories how to influent the house purchasing decision.
      This thesis uses qualitative method to interview the sixteen main members in different family life cycles. By purchasing motivation, purchasing process, and the final decision, the three points of interview got the a bundant purchasing process. House purchasing is not only to satisfy the house demand between the family members, but also through coordination in housing need conflict between family member, the help of relatives and friends, to make the final decision. And of course the social custom is also deeply inflected the purchasing behavior. All of these results can be a basis of related researches and provide the aspirer to do deeply study.
