    Title: 土地開發分析法之探討

    Abstract: 比較法、收益法與成本法並列為不動產估價的三大方法,而開發成本法、預期開發法與土地開發分析法 等為應用於土地估價之成本法。於住宅發展地區欲評估一宗土地的價格,卻難以蒐集可用之比較案例時,土地開發分析法是很好的選擇。事實上,當土地仲介向開發人員兜售土地時,實務上也大多以此法概估土地價格。
    本文以理論上之預期開發法為基礎,探討現行土地估價技術規範與不動產估價技術規則草案中土地開發分析法相關規定,擬對該規定之計算公式提出不同見解。由於開發後預期總銷金額是為決定土地價格的關鍵,因而文中將另列一單元,介紹建築技術規則規範下可能興建之樓地板面積,最後為結語。
