    Abstract: 審視「大眾捷運系統土地開發辦法」顯示國內捷運建設不僅是一種交通運輸工具的發展,同時亦是一種土地開發之建設計書,亦即捷連場站毗鄰土地開發更被賦予對都市空間結構再發展之高度期待,並隱含智慧型成長方案之TOD理念。為使大眾運輸和土地使用規劃有效地結合,則須對都市空間上人口、產業、土地使用及地價之重分布效果,應予適當的調整與規劃。本文首先闡釋永續發展概念下空間結構、緊密都市與大眾運輸之論點,再以一般均衡分析、空間互動模型及住宅選擇模型以為立論之基礎,建構捷連場站毗鄰地區空間結構理論模型,僅需蒐集家戶之旅運資料,即可作為事前模擬土地使用政策,預期可推廣至寶務界。
