    Title: 影響辦公大樓租金折價空間比率因素之研究-以台北市為例

    Abstract: 商用不動產在國外已經成為近年來不動產市場的新興研究主題,由於過去研究主要著重於商用不動產租金之波動,對於影響租金折價空間比率因素少有研究者探討。本研究以台北市內主要辦公大樓為研究樣本,運用特徵價格理論,探討影響租金折價空間比率之變數,並以迴歸分析方法探討影響租金折價空間比率之因數,實證分析發現,影響租金折價空間比率顯著變數如下:
    一、辦公大樓個別屬性變數有:管理費、是否為A級大樓、是否產權單一等三項變數,呈正相關。屋齡、成交前一季空置率等二項變數,呈負相關。
    二、總體經濟變數有:成交前一季消費者物價指數呈負相關。
    期望藉由本研究實證結果,做為出租方在辦公大樓招租時擬定出租策略之參考、承租方在選擇租賃標的做為出價策略參考、投資人進行投資決策之參考、以及估價師案例比較時的租金調整率之參考指標。
