    Title: 不同年齡層不同時期住宅自有率之分析
    The analysis of homeownership rates with respect to disparate age groups and time intervals

    Abstract: 相較世界各國,我國已屬高住宅自有率國家,住宅自有率的成長幅度理應減緩。然而,1988年至2006年間,經歷了幾波房地產波動,我國住宅自有率卻再以每年平均0.51%的增加速度,由78.13%上漲至87.83%,是否意味著不論房價漲跌,國人都深受「有土斯有財」這個傳統觀念影響?值得研究。
    過去國內探討住宅自有率變化的研究,多以行政區、年度別切分資料,僅探討哪些因素影響不同縣市或各年度自有率,較少針對年齡別,及時間早晚期與年齡因素對住宅自有率產生之綜合影響做深入探討。本文依年齡層(24歲以下、25-35歲、36-50歲、51-65歲、66歲以上),以及時間(早期和晚期)切分資料,並且設置年齡組別、年齡層與時間交乘項之虛擬變數,探討當控制其他可能影響自有率的因素不變後,觀察在房價波動下之不同時期各年齡層住宅自有率的變化,是否隱含「有土斯有財」之觀念。
    本文實證資料來源為行政院主計處發佈的家庭收支調查報告,應用一般迴歸分析方法建立實證模型。實證結果在控制變數方面,教育程度愈高、收入愈多、有偶率愈高、景氣愈佳、都市發展愈低,對於住宅自有率將有正向影響。在觀察變數方面,本文發現年齡層愈高住宅自有率愈高,推論年齡層愈高可能愈受「有土斯有財」之觀念影響之傾向、年齡層愈低可能因房價逐年高漲而愈難以己力購屋,然而隨著時間經歷、房價高漲及投資工具增加,在部分年齡層顯現「有土斯有財」之觀念可能有愈來愈淡薄之傾向。
