    Title: 台北都會區不同住宅類型及其面積價差之研究

    Abstract: 從過去研究房價的文獻中發現,影響房價主要除了地理空間、面積、樓層外,住宅類型也是相當關鍵的一項因素,而過去文獻對此因素欠缺深入討論,因此本文從台北地區常見住宅類型─透天、套房與電梯大廈的角度出發,探討住宅類型對於單價的影響,另外從個別住宅類型下探討面積與住宅單價的關係。
    本文在控制各項住宅特徵後,從住宅供需、典型住宅、非線性價格策略的角度觀察住宅類型影響單價的程度,另一方面,從不同住宅類型下檢測面積與單價關係為何?藉由台北縣市新推個案資料,實證研究結果發現:(1)在住宅品質控制下,套房每坪單價高於透天住宅6.76%,更高於電梯大廈10.72%,而透天住宅每坪單價高於電梯大廈3.7%。 (2)在不同住宅類型中,透天與電梯大廈住宅其面積顯著影響房價,且呈現邊際價格遞增的數量溢價現象。
