    Abstract: 研究貢獻:一,能藉不同的估計方法、適當的市場分類與豐富的資料,探索購屋者對綠建築特徵的偏好,並了解需求在不同市場間的差異因此在商業與政策面皆有豐富的意涵。二,本研究進行HPM分析時,廣泛採取線性、半對數與box-cox等設定。以在估計結果的取樣與詮釋上保持彈性。三,HPM的市場結構的假設較為嚴格,且與住宅市場的現況差異頗大。本研究因此也採用以個別交易資料為主的mixed logit model,以及基於市占率資料的BLP模型估計住宅特徵的MWTP。具申請人所知,目前在文獻中,僅有兩篇論文曾採有關方法研究住宅的交易,是故本研究在研究方法與政策意涵上能有重大創新。
