Abstract: | 臺灣大部分民眾偏好儲蓄,閒置資金流向房市,是否會推升房價﹖本研究係考量縣市房價是否會受到鄰近縣市的影響,存在空間相關性,以空間計量模型探討家庭儲蓄率對臺灣縣市2011至2021年房價的影響。 本研究經Moran’s I檢定,顯示自身縣市的房價被相同屬性的其他縣市所包圍,具有顯著空間正相關的特性。Moran’s I散佈圖,顯示房價具有群聚屬性。 以空間杜賓模型固定效果實證,顯示鄰近縣市房價對自身縣市房價的影響的確存在空間相依性。前一年家庭儲蓄率、失業率會顯著負向影響房價,人口密度、粗出生率、前一年平均每人每年可支配所得會顯著正向影響房價。建議將儲蓄的資金引導至消費及實質投資,增加房地產的持有成本,以抑制房地產炒作;促進城鄉發展,降低都會區的人口密度;推動提高出生率、經濟成長及促進就業的政策,以提高出生率、提升所得及降低失業率。 Most people in Taiwan prefer to save, and idle funds flow to the housing market. Will it push up housing prices? This study considers whether housing prices in counties and cities will be affected by neighboring counties and cities, and there is spatial correlation. The spatial econometric model is used to explore the impact of household savings rate on housing prices in Taiwan`s counties and cities from 2011 to 2021. This study has been tested by Moran’s I, which shows that the house price of its own county is surrounded by other counties and cities with the same attributes, which has the characteristics of significant spatial positive correlation. The Moran’s I scatter diagram shows that housing prices have clustering properties. Based on the empirical evidence of the fixed effects of the spatial Durbin model, it shows that the impact of the housing prices of neighboring counties and cities on the housing prices of their own counties and cities does have spatial dependence. Household savings rate and unemployment rate will significantly negatively affect housing prices, while population density, crude birth rate, and average per capita annual disposable income will significantly and positively affect housing prices. It is recommended to guide savings funds to consumption and real investment, increase the cost of real estate holdings to curb real estate speculation; promote urban and rural development, reduce the population density of metropolitan areas; promote policies to increase birth rate, economic growth and employment promotion to increase birth rate , increase income and reduce unemployment. |
