    Abstract: 本研究採用實價登錄 2018 年至 2022 年的房地產交易資料,透過 差異中之差異法並納入房地產的特徵作為控制變數,來衡量台積電於 2020 年在台南科學園區新建立的廠房完工並開始量產後,對於鄰近地 區房價的影響。根據估計的實證結果,台積電擴廠對於周遭的房價有 顯著的正向影響之外,影響的效果也延續了數個季度;此外,實證結 果也顯示,房屋年齡較低、距離廠房交通時間較短或距離廠房交通距 離較近的房地產,其價格提升的幅度更大。
    This paper examines the impact of TSMC constructing new plants and starting mass production in 2020 on the housing prices of nearby districts. Using the Real Estate Transaction Data, Difference-in-Differences (DiD) model was applied to mea- sure the extent of change in average unit price per ping, and various characteristics of property were included as control variables in the model. The empirical results suggest that property values increased significantly and continued for several quar- ters. Besides, we find that properties with younger age, with shorter commuting time to factories or with shorter commuting distance from home exhibit higher price changes.
