    Title: 臺中捷運綠線對周邊住宅價格影響之研究
    The Effects of Taichung MRT Green Line on Surrounding Housing Prices

    Abstract: 交通條件為影響不動產價格之主要因素之一,而捷運系統係改善交通可及性之重大建設,雖國內外已有許多捷運系統對住宅價格影響之相關研究,但臺中市目前只有一條捷運路線,且亦有公車十公里免費機制,此異於過去文獻所探討。本研究以2012年至2021年捷運綠線通過行政區之住宅交易案例,建立特徵價格模型,研究發現住宅與捷運站之距離每增加100公尺,其單價會減少0.4%,其對於住宅價格之影響程度明顯小於公車。此外,本研究以公車經過路線數為標準將樣本分為公車路網發達及落後兩群組,發現當公車路網較為發達時,捷運對住宅價格的影響較小,表示臺中市公車會使捷運的邊際可及性改善幅度降低。
    Traffic condition is one of the main factors affecting real estate prices, and the MRT system is a major construction to improve transportation accessibility. Although there have been many studies on the impact of the MRT on housing prices, however, Taichung City may have different results from previous studies due to the following two conditions. First, there is currently only one MRT line in Taichung, so the improvement in transportation accessibility is limited. On the other hand, its free bus system also changes the impact of the MRT system on housing prices. This study establishes a hedonic price model based on the residential transaction cases of the MRT Green Line passing through the region from 2012 to 2021. We find that the unit price will decrease 0.4% every time the distance between the cases and the MRT station increases by 100 meters. And its effect on house prices is significantly smaller than that on the bus stations. Furthermore, we found that when the bus network is more developed, the MRT line has less effect on housing prices, indicating that the bus system in Taichung will reduce the marginal accessibility improvements of the MRT system.
