    摘要: 受制於當前高房價、低薪資的社經環境,年輕世代與其父母輩世代相比,進入住宅市場門檻提高,具有住宅機會世代不平等現象。現今社會大眾普遍認為,一般年輕世代需努力累積財富以獲得一間自有住宅,而出身富裕的年輕世代,僅需等待父母以住宅作為禮物的代際移轉。年輕世代仰賴原生家庭提供代際支援,難以倚靠自身能力立足於住宅市場,成為國際間開始審視的居住議題。本研究目的為探討「原生背景」及「資本能力」與年輕世代住宅現象的關聯性,提供政府為年輕世代研擬更加契合的住宅政策,以維護整體住宅市場之公平。
    本研究使用內政部大數據資料分析30至39歲之年輕世代。運用多項式Logit模型及二元Logit模型,分別分析戶籍設於臺北市的年輕世代「住宅權屬」及擁有臺北市住宅的年輕屋主「住宅特徵」。
    主要研究結果發現,在「原生背景」面向,「住父母所有住宅」以出生於臺灣主要都市及每人可支配所得中位數較高縣市者機率高,「無住宅」則以出生於其他縣市者機率高;而原生背景具優勢之年輕屋主偏向擁有「屋齡31年以上」、「面積20坪(含)以上」住宅。在「資本能力」面向,教育程度反映一個人的人力資本條件,教育程度愈高者,「自有住宅」機率愈高;而教育程度愈高之年輕屋主偏向擁有「屋齡30年以下」、「面積20坪(含)以上」住宅。
    Constrained by the current social and economic environment of high housing prices and low wages, the young adult has a higher threshold for entering the housing market compared with their parents, resulting in generational inequality in housing opportunities. Today`s society generally believes that the general young adult needs to work hard to accumulate wealth to obtain a house, while the young adult from affluent backgrounds only need to wait for the intergenerational transfer of the house as a gift from their parents. The purpose of this research is to explore the relationship between “original background” and “capital capacity” and the housing situation of the young adult, so as to provide the government with formulating more suitable housing policies for the young adult.
    This study analyzed young adult aged 30 to 39 using big data from the Ministry of The Interior. Multinomial Logit model is used to analyze the "homeownership" of young adult with household registration in Taipei city, and Binary Logit model is used to analyze the "housing characteristics" of young homeowner with housing in Taipei City.
    The main results of the study found that in the aspect of “original background”, those who chose to live in a house owned by their parents were most likely to be born in major cities in Taiwan or counties with higher median disposable income per person, and those who neither lived in a house owned by their parents nor owned their own house were most likely to be born in other counties; young homeowners with the advantage of original background mostly own houses with “ building age of more than 31 years” and “area of 66 square meters (inclusive) or more”. In the aspect of “capital capacity”, education is the main way of upward mobility of social classes, and the level of education reflects a person`s human capital conditions. The higher the education level, the better the potential income, and the greater the possibility of having their own house; young homeowners with higher education level mostly own houses with “building age under 30 years” and “area of 66 square meters (inclusive) or more”.
