Abstract: | 金融海嘯過後,大環境的影響導致國內金融機構競爭激烈。為了提升獲利,故尋求能提高利差的方法。而民眾在申辦貸款時,為了增加過件機率及提高額度,開始採用提供擔保品的方式來與銀行議價;因此,開始有了二順位抵押貸款業務的產生。在二順位抵押貸款的市場上,主要參與者大致區分為3大類,除了金融機構之外,還有融資租賃公司及民間融資業者。 個案銀行原本僅承作首順位抵押貸款及消費性貸款,自從開辦二順位抵押貸款至今,期間因為內外部法令及公司內部規定,已經多次修改專案內容,修改的部分包含貸款額度、年限、利率及費用。個案銀行經營二順位抵押貸款多年,專案產品成熟,並會不斷變化產品內容以因應市場需求,經營多年客源穩定,因此每年都能創造穩定的收益。 本論文研究二順位抵押貸款目前的發展狀況,除了長期以來融資租賃公司及民間融資管道有在承作二順位抵押貸款外,近年來陸續有金融機構,開始承作此類貸款。而二順位抵押貸款在發展上所遇到的障礙與機會,則是因為金融機構受限主管機關規範及法令,故專案內容或貸款對象都會較為保守與嚴謹,但此專案貸款能為銀行帶來穩定收益,風險可控,又能延伸其他業務往來,應該是可以積極推廣的。至於銀行業如何在兼顧內外部法令與風險的前提下,與其他經營主體競爭的策略,經本研究了解,該個案銀行的經營模式,能長期在兼顧法令與風險的前提下,維持良好的經營績效,又可發展出其他業務收益,相當適合做為其他銀行學習的對象。 After the financial tsunami, the impact of the general environment has led to fierce competition among domestic financial institutions. In order to increase the profitability, they are looking for ways to increase the interest rate spread, When people apply for a loan, in order to increase the probability of passing the piece and increase the amount, they begin to use the method of providing collateral to negotiate with the bank. Therefore, the second-rank mortgage loan business began to emerge. In the second-rank mortgage market, the main participants are roughly divided into three categories, in addition to financial institutions, there are also financial leasing companies and private financing companies.
The case bank originally only provided first-rank mortgage loans and consumer loans. Since the establishment of the second-rank mortgage loan, the program has been revised many times due to internal and external laws and regulations, including the loan amount, length, interest rate and fees. The case bank has been operating the second-rank mortgage loan for many years. The project product is mature, and the product content will be constantly changed to meet the market demand. The customer source has been stable for many years, so it can generate stable income every year.
This paper studies the current development of second-rank mortgage loans. In addition to financial leasing companies and private financing channels that have been undertaking second-rank mortgage loans for a long time, financial institutions have begun to undertake such loans in recent years. The obstacles and opportunities encountered in the development of second-rank mortgage loans are because financial institutions are restricted by the regulations and laws of the competent authorities, so the content of the project or the object of the loan will be conservative and rigorous. However, this project loan can bring stable income to the bank, and the risk can be controlled, and it can be extended to other business transactions, so it should be actively promoted. As to the strategy of how the banking industry competes with other business entities on the premise of taking into account internal and external laws and risks. According to this research, the business model of the bank can maintain good business performance for a long time under the premise of taking into account laws and risks, and can develop other business income, which is quite suitable for other banks to learn. |
