    Abstract: 本研究主要在探討臺灣地區各縣市空氣污染程度是否對房價有所影響、各類空氣污染指標與地區房價指數是否存在關聯性,並探討其他來源變數是否對台灣地區房屋價格有所影響。以臺灣地區各縣市為研究對象,期間為2013年至2019年間,運用內政部不動產資訊平台、行政院主計總處「家庭收支調查」及行政院環境保護署「空氣品質監測網」之資料。以空間計量模型進行實證研究探討其空間相依性,分析空氣污染指數(PM2.5細懸浮微粒濃度等)的變化對各縣市房價可能造成之影響,本研究中被解釋變數為2013年至2019年內政部不動產資訊平台實價登錄揭露各縣市房屋交易價格並參酌政院主計總處網站資料,計算而得之平均每坪中位數房價。而解釋變數則包括空氣污染指數(PM2.5)年平均濃度,同時考量:家庭可支配所得、新生兒出生數、縣市建設財政支出概況、就業者行業結構等變數,探討自然環境、經濟、人口、公共建設及就業市場相關面向對房價之影響。
    實證結果發現,各地區房價的相互空間聚集性相當明顯,且空氣汙染年平均濃度對房價具有負向影響,藉此可知各相鄰縣市應協力共同改善空氣汙染問題,減少房價受自身或相鄰空氣污染造成之干擾,使房價回歸正常供給需求面,並合理反映市場機制,才能保障人民健康及財產安全,免受不當因素之威脅。
    This study mainly explores whether the degree of air pollution in various counties and cities in Taiwan has an impact on housing prices, whether there is a correlation between various air pollution indicators and the regional housing price index, and whether other source variables have an impact on housing prices in Taiwan. Taking counties and cities in Taiwan as the research object, the period is from 2013 to 2019, using data from the real estate information platform of the Ministry of the Interior, the "Household Income and Expenditure Survey" of the General Accounting Office of the Executive Yuan, and the "Air Quality Monitoring Network" of the Environmental Protection Agency of the Executive Yuan . Empirical research using spatial econometric models to explore its spatial dependence, and analyze the possible impact of changes in air pollution index (PM2.5 concentration of fine suspended particulates, etc.) on the housing prices of counties and cities. The variables explained in this study are from 2013 to 2019. In the year, the real estate information platform of the Ministry of the Interior revealed the real price of housing transactions in various counties and cities and consulted the information on the website of the General Accounting Office of the Political Yuan to calculate the average median house price per square meter. The explanatory variables include the annual average concentration of air pollution index (PM2.5), while considering: household disposable income, number of births, county and city construction fiscal expenditure profile, employment industry structure and other variables, discussing the natural environment, economy, The impact of population, public construction and job market related aspects on housing prices.
    The empirical results found that the mutual spatial agglomeration of housing prices in various regions is quite obvious, and the annual average concentration of air pollution has a negative impact on housing prices. This shows that neighboring counties and cities should work together to improve air pollution and reduce housing prices that are affected by themselves or relative to each other.
