Abstract: | 智慧建築評估手冊將智慧建築定義為『智慧建築是應用網路,監測設備及系統整合等技術,讓建築物達到自動感知、分析及回應等功能,並在規劃設計之初,事先考慮使用者需求,提供需要的服務及後續維護管理的方便性,使建築物在完成之後,可以有最佳化之組合與運轉,以滿足使用者對安全、舒適、便利、效率的需求,並達到節能與降低維護管理人力經費之目標』(廖慧燕, 2016),而「智慧建築標章」的評估內容又分為資訊通信、安全防災、健康舒適、節能管理、綜合布線、系統整合、設施管理及智慧創新等八大指標(王建榮,2016)。分析八大指標後可發現系統整合為整座智慧建築的核心,而其主要訴求其實就是期望建築物能具備自動感知、主動回應、高效節能,並且滿足使用者對安全、舒適、便利、易維護的需求。 唯有將各大管理及監控系統完美整合才能達到讓建築物自我運轉、自我維護保養,還能讓使用者用的舒適與低負擔的目的。所以本篇論文將直接探討智慧建築的門禁系統、監視系統、自動控制系統、停車場管理、訪客管理、大樓導引與物業管理各大系統之間的跨界整合具體實現辦法。 The Smart Building Evaluation Manual defines a smart building as " The application of technologies such as network, monitoring equipment, and system integration to enable the building to achieve functions such as automatic perception, analysis and response. At the beginning stage of planning and design, the needs of users are considered in advance. Also, required services as well as the convenience of future follow-up maintenance and management are provided. Providing that, the smart buildings’ integration and operation reaches optimum upon completion, meeting users’ needs including safety, comfort, convenience, efficiency as well as achieving reduction of energy and human resource. “ The assessment content of the "Smart Building Mark" is divided into eight indicators: information communication, safety and disaster prevention, health and comfort, energy-saving management, integrated wiring, system integration, facility management and smart innovation. Upon analysis of the eight indicators, I discovered that system integration is the core of smart buildings. Its main appeal is to allow buildings to have automatic perception and response, high efficiency, energy saving feature as well as to satisfy users’ safety, comfort, convenience, and easy maintenance needs. Only the perfect integration of management and monitoring systems can achieve the purpose of allowing a building to operate and maintain itself while reaching the highest comfort and minimizing costs for users. Therefore, this paper investigates the access control system of building automation, surveillance system, automatic control system, parking lot management, visitor management, building and property guidance as well as the implementation methods of crossover integration. |
