Title: | 建築專案管理對住宿類綠建築規劃設計之影響 The Influence of Construction Project Management on the Planning and Design of Residential Green Buildings |

Abstract: | 我國綠建築評估系統EEWH自1999年9月起開始接受申請,至今已推廣20年,然而住宿類綠建築標章案件數仍僅占住宿類總使用執照數量1%以下,住宿類標章案之總樓地板面積占住宿類使用執照總樓地板面積20%以下,整體而言綠建築之採用情形仍有進步空間。探究申請率低的原因,其中之一為大眾認為綠建築之成本較高,此外為取得綠建築標章將較一般建築花費較久的時間,且所需提供之資料繁多等,皆是不利綠建築推廣等情形。再者,取得候選綠建築證書之案例最終未必會申請綠建築標章,另亦有同一建築案件之綠建築標章分數,較其於候選綠建築證書低之情形。 從過往之經驗指出,在建築專案執行過程中,若能對於其生命週期之各項工作項目予以妥善管理,係有助於管控成本與興建時程,並減少專案成果與預期目標的落差。然而前述經驗與相關研究多針對於大型工程與廠辦類建築物,對於住宿類建築物之相關文獻相對較少。故本研究先透過深度訪談,釐清建築專案管理在住宿類綠建築上之差異情形與主要考量項目。後續再以專家問卷探討建築專案管理管控綠建築指標項目之能力,以提出在建築專案管理思維下,住宿類綠建築在設計上之建議。 研究成果顯示,不同綠建築技術與設施設備之採用情形,對於建築專案的管控能力確實具有差異性。在EEWH-RS版本下之指標項目,共有12個指標項目能透過建築專案管理,相對有效控制成本與時程,再經兩階段法群集分析後,其中共有11個指標項目具有明顯之控管能力,並以日常節能指標與二氧化碳減量指標下之指標項目控管能力普遍較佳。研究成果將有助於建築設計師評估住宿類綠建築之設計方案,進而提升業主採用綠建築技術與設施設備之意願。 EEWH, green building assessment system which has been accepting applications since September 1999 and has been promoted for 20 years. In addition, the case of obtaining the candidate green building certificate may not necessarily apply for the green building seal in the end, and there are also green building seal scores of the same construction case, which is lower than the case of the candidate green building certificate. From past experience, it is pointed out that, during the execution of construction projects, if the work items in its life cycle can be properly managed, it will help to control costs and construction schedules, and reduce the gap between project results and expected goals. However, the aforementioned experience and related research are mostly aimed at large-scale projects and factory type buildings, and there is relatively little literature on accommodation buildings. Therefore, in this study, through in-depth interviews, will clarify the differences and main considerations of the construction project management in the accommodation green building. The follow-up questionnaire discusses the ability of the construction project management to control the green building indicator project with an expert questionnaire, to put forward suggestions on the design of residential type green buildings under the construction project management thinking. The research results show that the adoption of different green building technologies and facilities has indeed different management and control capabilities for construction projects. In the indicator project under the EEWH-RS version, a total of 12 indicator projects can be managed through construction projects to control costs and schedules relatively effectively. After two-stage cluster analysis, a total of 11 indicator projects have obvious control capabilities, And the indicators under the daily energy saving indicators and CO2 reduction indicators are generally better at controlling. The research results will help the architects to evaluate the design scheme of the residential type green building, thereby enhancing the owners` willingness to adopt green building technology and facilities. |
