    Title: 跨區購買者重視之不動產價格影響因素分析
    The factors preference of out-of area buyers on property transaction

    Abstract: 本研究主要探討跨區購房者溢價購買之情形及房地交易考量的因素有無不同?並於捷運通車前後影響有無差別?爰以102年至106年高速鐵路桃園車站特定區計畫內房地交易為基礎,在取得主要影響房價重要參數後透過特徵價格模型來解釋。實證結果顯示,因資訊不對稱確實會對外地跨區購房者產生溢價購買的情形,平均溢價率為1.56%,高於在地跨行政區購房者,即使實價登錄制度的實施,且網路資訊迅速流通的時代亦無法避免。而房地交易考量的因素,實證結果亦發現,不論外地跨區或在地跨行政區購房者,於購房考量時受建物面積、高鐵學區因子及鄰避設施因子的影響較大,惟在地未跨行政區購房者,並不在乎高鐵學區因子的影響,反而較重視車站文教因子的影響。
    在捷運通車的影響方面,實證結果發現,捷運通車後跨區購房者的平均溢價為3.92%,高於捷運通車前,顯示捷運通車引發在地購房者對交易資訊的注意及掌握,而外地跨區購房者對影響交易資訊的掌握度仍不足,導致差異度增加。而不同購房族群於捷運通車前後考量的因素及影響確實會產生變動,惟不論何種購房族群,於通車後均不在乎車位的影響。因此,若能事先了解購房者購房偏好,將有助於建商推案投資評估與擬定銷售策略之參考。
    This study mainly explores whether there are differences between the premium rate of cross-region buyers and the factors that buyers take into consideration in determining to purchase real estate? Is it any influence on the opening of the MRT? Based on the data of registered real transaction prices from 2013 to 2017 in Taoyuan High Speed Railway Station area, the study will explain the characteristic price model by obtaining important parameters that mainly affect house prices. The result shows that information asymmetry does result in a premium rate for outlanders and the average premium rate is 1.56%, which is more than cross-region buyers. Even the implementation of registering real transaction prices policy and the rapid circulation of information, it’s still hard to prevent above situation from happening. In aspect of reasons that affect house prices, the result appears that whether the buyers are cross regional or outlanders, when considering the purchase of houses, the impact of the construction area, the approach to the highs-peed railway and NIMBY facilities are much greater. However, for local people, do not care about the approach to the high-speed railway but the general stations.
    In the influence of completion of Taoyuan Metro, the result shows that the average premium rate for cross-region buyers is 3.92% and it’s higher than there’s no Taoyuan Metro. The reason might be the spreading news of the Taoyuan Metro makes local buyers pay more attention on local housing market, on contrary, outlanders are lacking relative information, which causes the degrees of differences on searching the information. Completion of Taoyuan Metro will clearly influence different real estate buyers, no matter of what kinds of buyers, are no longer paying attention to parking spaces after the completion of Taoyuan Metro. In conclusion, if factors affect house prices from buyers are known and arranged in order of priority first, it will apparently promote developers to propose their investment evaluations and marketing strategies.
