    Abstract: 本研究擬以不同型態住宅市場內的家戶購屋決策之影響因素為例,利用因素分析法(FA)結合模糊理論(Fuzzy Theory)中改良後的模糊語意尺度(Fuzzy Linguistic Scale, FLS)法建構「模糊語意因素分析法」(Fuzzy Linguistic Factor Analysis, FLFA),並比較原始因素分析法與「模糊語意因素分析法」的實證結果之差異,以嘗試改進傳統因素分析之多變量技術方法論在住宅消費決策行為研究中有關質化變數處理之問題。實證結果顯示,無論透天與集合住宅家戶,在購屋前均較重視房貸方式及業者銷售服務等因素,且房貸方式因素均居透天與集合住宅家戶最重視的購屋評估準則。其次,透天住宅家戶較為重視區位環境因素,集合住宅家戶則較重視房屋結構施工安全因素。在方法論之實證比較方面,本研究實證結果發現雖然模糊語意問卷調查與資料分析過程,可能面對因填答困難度較高而使資料收集較為不易等問題外,但無論在共同解釋樣本的變異能力、因素分析背後的假設條件、統計結果的因子特性以及人類實際決策行為等方面,模糊語意因素分析法(FLFA)均較優於原始因素分析(FA)法。顯示本研究將原始因素分析(FA)法結合改良後的模糊語意尺度法(FLS)所建立的模糊語意因素分析(FLFA)方法應較能改善原始因素分析之多變量技術方法論在住宅消費決策行為研究中有關質化變數處理等問題。
    In this study, we discuss the impacts of housing choice behavior. Since the household`s decision on housing choice involves a complex process, many qualitative factors may not be considered properly. Understanding the household`s preference and establishing the evaluating criteria would help the government to formulate housing policies and the housing developers to provide housing products. This study also aims to estimate and compare the empirical results of different methodologies including the housing choice factors obtained by the Factor Analysis (FA) combined with the Fuzzy Linguistic Scale (FLS) method. The choice indexes are defined using the FLS method and then applied to the Factor Analysis. The proposed process is tentatively named as ”Fuzzy Linguistic Factor Analysis (FLFA)”. The results of a case study for housing purchase behavior clearly support this hypothesis, indicating that the FLFA can improve most of the shortcomings in the FA significantly. The newly developed and improved method is also closer to actual human realistic cognition and the procedure of decision-making behavior for housing consumption. Moreover, a mortgage mode is the most significant decision-making criterion for household before buying both single-unit and multiple-unit houses.
